WELCOME
We are very hands-off in our approach, but do like to say hello on arrival and show you around, whenever possible. If unable to do so, we will pop the key in our secret spot and let you know in advance. We’re usually close by if you need anything.
TERMS & CONDITIONS
The following ‘details’ (terms and conditions) apply to all accommodation, workshops and packages made available by Bird Textiles Pty Ltd as Trustee for Bending Family Trust t/a Bird’s Nest Studio (hereafter ‘Bird’s Nest Studio’) through the property Bird’s Nest Studio. By making a booking for accommodation or packages, the guest warrants they have read these terms and conditions and agree to be bound by them subject to such changes as are notified to them. If the booking for accommodation and/or packages is made through a third party, the terms and conditions of that third party also apply.
EXCLUSIVE USE
Bird’s Nest Studio is available for your exclusive use, the space around it is shared with other cabin, shack and caravan owners and fisher folk. We’re an eclectic bunch, with lots of stories to share. You can choose to engage as much or as little as you like. Nobody will bother you, but if you are keen for a cuppa to put the world to right there will always be someone around. The grassed area between our gardens and the riverbank is Crown land….a shared space.
INCLUSIVITY
We are proudly an inclusive stay and all adult guests of any background or community are welcome here in this safe space.
Sadly no children or pets are allowed at Bird’s Nest Studio due to the hazards associated with absolute waterfront accommodation, and to honour and encourage the extraordinary array of wildlife we share the river bank with.
CHECK IN/OUT
Check-in is from 2pm onward. Check-out is by 11am.
Upon check out of Bird’s Nest Studio, we’d be grateful if you leave it in a neat and tidy condition, wash, dry and put away all kitchen wear.
A dirty linen basket is under the sink in the bathroom.
SMOKING
Bird’s Nest Studio is a smoke free accommodation. No smoking (including vaping) inside Bird’s Nest Studio or out on the deck/studio area.
ACCOMMODATION
All accommodation is subject to availability. Bird’s Nest Studio will endeavour to provide the accommodation but reserves the right to refuse requests for bookings or actual bookings.
Rates are per night based on 1-2 person occupancy. We encourage a solo retreat.
PARKING
Bird’s Nest Studio has its own private driveway, with room for one car. Please ensure your vehicle isnt parked out on to the cul-de-sac laneway.
HEATING AND COOLING
A started kit of wood, tinder, newspaper, firelighters and matches for the outdoor fire is provided.
The servo (100m away…..walking distance) has wood and tinder bags available for purchase.
During Total Fire Ban season you cannot light, maintain or use the outdoor firepit at Bird’s Nest Studio, or carry out any activity in the open that causes, or is likely to cause, a fire. For further information please check advice on the RFS website.
The studio is well ventilated from the breeze along the river, with double opening sliding doors on both the north and east sides of the building and plenty of windows. Please be mindful of the rain, if you are going out and leaving doors and windows open. A powerful portable industrial fan can be moved around the studio as and if required.
LAUNDRY
A shared laundry facility is available from 9am-6pm daily. A drying line is situated near the artist clean up area (see below)
BEDROOMS
There are two double bedrooms, both with luxury bed linen. A wardrobe and hangers are available in the back bedroom. The front bedroom has a water view from the bed. :)
BATHROOM
Body wash, shampoo and conditioner, towels and facecloths, and a hairdryer are provided.
KITCHEN
A coffee plunger, freshly ground local coffee, sugar and a selection of teas are provided.
Pantry essentials including olive oil, grapeseed oil, balsamic vinegar and a delicious local salt, pepper and native spices mix, are provided.
A small full cream milk will also be in your fridge, along with a bag of peas or sweetcorn in the freezer as swan treats. :)
A fully stocked kitchen includes a stove, oven, microwave, kettle, toaster, fridge/freezer and all pots, pans and utensils you need to cook up a storm.
WILDLIFE
The abundant wildlife is a very special part of staying at Bird’s Nest Studio. We do not guarantee that you will see all of the listed varieties during your visit, because the creatures are free and wild. It is, however, rare to not see many of them over a few days at Bird’s Nest Studio. The black swans generally frequent the riverside every week or so. Dolphins are usually spotted around once a month. Guests interact with the wildlife at their own risk.
DAMAGE POLICY & EXCESSIVE CLEAN UP FEES
Upon departure and the return of all keys, Bird’s Nest Studio will be inspected and audited, especially with regards to the artworks and collectors pieces in the property. If any damage or issues arise during your stay, it is important to communicate them to the Bird’s Nest Studio team as soon as possible.
The guest will be invoiced, either directly, or through the third party booking agent eg Airbnb, Booking.com, VRBO etc the total cost in the following circumstances:
Any item is stolen or removed from the premises;
There is any damage caused to Bird’s Nest Studio property, by the guest or anyone invited onto the property by the guest. Examples include but are not limited to any breakage, damage or excess cleaning requirements;
Paint, or other damages from use of art materials;
Smoking and/or vaping inside Bird’s Nest Studio and/or out on the deck.
ARTISTS
Please be mindful with your delightful creative mess. :) We encourage you to use the dropsheets, easels, jars, rags and art caddies provided in the old sea chest in the kitchen, and ensure all paintbrush/materials are washed in the outside hose clean up area, which is just round to the right of the steps down to the garden. Please never wash/clean brushes in our lovely indoor kitchen or bathroom sinks.
SIGNIFICANT FLOOD LOCATION
Bird’s Nest Studio is situated on the Tweed River. We have a flood plan in place in the unlikely event of a flood occurring. In the unlikely event of a forecast adverse weather situation, you will be notified and your booking will be transferred to alternative dates.
BIRD’S NEST STUDIO BIKE USAGE
One bike is provided along with a helmet, lock, spare tube, pump and tyre levers. The guest(s) accept responsibility for any loss or damage to the equipment and fittings on the bike save for regular wear and tear. This includes, but is not limited to: damaged tires, inner-tubes, wheels, grips, structural bike-frame damage and damage to components fitted to the equipment. The replacement costs will be invoiced to the guest. Bird’s Nest Studio accepts no responsibility or liability pertaining to the guest’s health and physical fitness, riding capability, injury or damage to the guest or any 3rd party persons or property arising from the use of Bird’s Nest Studio’s bike. Bird’s Nest Studio warrants the bike supplied is done so in a serviceable condition and is fit for purpose.
